❄️ Freeze Alert – Tenant Instructions & Emergency Contacts Cold weather is expected, with temperatures dropping below freezing. These buildings are older, and frozen pipes can and will burst if precautions are not taken. Please read and follow the steps below carefully. ✅ What To Do Before and During a Freeze These steps are required anytime temperatures approach or drop below freezing: Keep all faucets dripping A steady drip (not a stream) helps prevent pipes from freezing. Open cabinet doors under kitchen and bathroom sinks This allows warm air to circulate around plumbing. Maintain heat inside the unit Do not turn heat off—even if you are away. If you leave town: Let the landlord know so we can monitor the unit. Leave heat on, faucets dripping, and cabinet doors open. Check on neighbors if possible A frozen unit above or beside you can damage your unit. ⚠️ Warning Signs During a Freeze You may see early indicators before any visible damage occurs: Little or no water coming from a faucet This often means a pipe is frozen. Unusual noises (creaking, popping, or hissing near walls) Cold air blowing from cabinets or walls Water pressure suddenly dropping 🚨 If a faucet stops flowing or barely flows: Leave it open and notify the landlord immediately. 💥 The Most Dangerous Time: The Thaw Most pipe damage becomes visible after temperatures rise, not during the freeze. Watch closely for: Water dripping from ceilings, walls, or light fixtures Wet drywall, bubbling paint, or swelling baseboards Musty or damp smells Water pooling on floors (even small amounts) ⚠️ Leaks often start slowly and then worsen quickly. 🚨 What To Do If You See a Leak (Even From Another Unit) Act immediately. Do NOT wait. Yes. You can have your rent auto debited from your bank account on the first of each month. Log in to your resident portal and securely add the bank account and bank routing numbers. Once the bank has been validated, you can schedule payments online each month or you can set it up so that it automatically debits your checking account.

Please take care and note the following helpful tips and information: Inside the house • Keep your house heated to a minimum of 65 degrees. The temperature inside the walls where the pipes are located is substantially colder than the walls themselves. A temperature lower than 65 degrees might not keep the inside walls from freezing. • Open hot and cold faucets enough to let them drip slowly. In severely frigid temperatures, keeping water moving within the pipes will help prevent freezing. • Keep your fireplace flue closed when you’re not using it. • Ask a neighbor or your landlord to check the house regularly any time you're away. If pipes freeze or if there's a water leak, quick action could mean far less damage. In the event of a problem Sometimes the unfortunate happens—but quick action can minimize the damage. • Don't wait for frozen pipes to burst. If your pipes are frozen, take measures to thaw them immediately, or call your landlord for assistance. • If your pipes burst, first turn off the water.
