Holdover

If the Landlord does not consent to a renewal of this Lease prior to the expiration of the term, Tenant shall surrender the Premises at the stated End Date of this Lease. If Tenant remains in possession of the Premises after the expiration of this Lease, Landlord may deliver written notice to Tenant demanding immediate possession, and if Tenant fails to deliver possession, Landlord shall be entitled to and can recover two times the monthly rent for each month or portion of any month during which Tenant remains in possession after expiration of this Lease. If Landlord fails to so notify Tenant within thirty (30) days after the expiration of this Lease, Tenant's continued occupancy shall create a month-to-month tenancy on the same terms and conditions as in this Lease except for double the rent, provided there is no outstanding debt owed to Landlord. Debt include, but is not limited to, outstanding rent or debt in connection with damages sustained and as a result of Tenant retaining possession of the Premises. Landlord or Tenant may terminate the month-to-month tenancy at any time by giving the other party ten (10) days advance written notice.
